Hello everyone, I want to share something really important with you today. See, there have always been 2 different types of agents.
Those who plod along and make one sale a month – keep their job – but earn very little spending a lot of time away from their families. (80%)
Then there are the other 20% who really invest in their career, who succeed, winning listings, putting sales together and earning a good amount of money. But right now I am seeing this gap get bigger and bigger.
The thing is now more than ever, you cannot afford to be in the first group, for two reasons:
I am telling you this because I want you to succeed. I was plodding along making a few sales here and there until we were finally broke. We had less than $1,000 in the bank.
I had two options, quit and let someone else come in, replace me and make a go of it, or decide to be better at what I did.
Luckily I decided to get better because I went on to make 19 house sales the very next month just by making a few simple changes, which I want to share with you over the next few weeks. I look back now at the cross roads I was at and thank god that I chose the path I chose – I went on to average 11 house sales per month throughout my 25 year career.
See I identified that “My biggest problem was that I had no clarity” about what it took to be a successful real estate agent; I needed to figure out what I needed to do every day to make sales.
STEP 1: Initially I started with my finances and wrote out my expenses, then how many houses I needed to sell per month to cover those – plus a bit extra to save.
STEP 2: Then I broke it down: How many listings per month would it take for me to sustain that amount of sales.
STEP 3: Then I broke it down even further: what prospecting tasks are the best for me? What am I good at?
I found that the most efficient ways of getting listings for me was from door knocking – so I set a target for how many doors I would knock on every day to sustain that amount of listings. Plus I had other marketing activities that I had going at the same time, but I got stuck into door knocking.
STEP 4: I totalled it all up and this became my plan. I have created this tool for you so that you can do the same. Please download it below. I found it helped when I printed it out so I couldn’t forget.

My father is a coemmrcial real estate broker and he has definetly made a very successful living off of it. I dont know exactly how much comission he makes, but I have heard he has made 4 million before on one building, I dont know if that is the highest he has made on one building though. He has sold 70 million dollar buildings before. It definetly makes you much more than residential real estate. And the market doesnt get bad for coemmrcial. It is a better market and a smarter choice.
HI Chirag, great to hear that your father has done so well. I think good agents in both professions should do well. There is definitely room for both. — Michael

A fascinating discussion is definitely worth comment. I think that you ought
to publish more on this issue, it may not be a taboo subject
but typically folks don’t discuss these issues.

Starting out as a real estate agent, and eslpicaley starting out in the current climate, the buzz around you is full all sorts of techniques, a lot of them silly. But some of them work. This book is a great real estate marketing source for inexpensive but effective (guerrilla) marketing techniques. It’s focus is on the all important generating leads. It has been very helpful in that, mostly because it has been helpful in sorting out techniques that work from ones that don’t. Feeling silly should only count when it gets results.
HI Yunus – the best thing is that all my tools are tried and tested and they work so you never need to look silly. — Michael
Any inland location, like Chico, Sacramento and others will be either cheap, or even a short drive from major places. The problem is the coastal region can be expensiev.
Hey! I know this is kinda off topic however , I’d figured I’d ask.

Thank you for this, I was about to give up on my search when I came across this information. The other guides I found weren’t nearly as helpful as yours.

Its like you read my mind! You appear to know a lot about this, like you wrote
the book in it or something. I think that you can do with
a few pics to drive the message home a bit, but instead of that, this
is magnificent blog. An excellent read. I will certainly be back.
My partner and I stumbled over here coming from a different web page and thought I may as well check things out. I like what I see so now i’m following you. Look forward to looking over your web page yet again.
What beautiful examples of being in the moment and accepting what life brings. Often I feel I should get over something, but more now as I age I can accept there are somethings I don&;8217#t want to get over but rather accept how I feel. And to talk with others is a gift of connection. Your father had a wonderful attitude. I so look forward to reading your book
