Today I want to share with you a door knocking script that helped me get hundred’s of listings. Would you agree with me that when door knocking is not done correctly it is the most heart breaking task?

I have a really brilliant coaching client, who called me after a period of two days and no results in a home finding position. She was devastated. She was so enthusiastic about her new career but was so upset about the lack of results she was getting. She called me and I shared this with her, she rehearsed it with me a few times, and from there she has gone on to get 6 listings in her first week in real estate sales. She is a listing machine now!

She was quite intimidated by prospecting to start with and she called the other day and I asked her how she feels about it now, and she could barely even remember those anxious feelings, she said she doesn’t mind it now because she knows that every door she knocks on brings her closer to her next listing.

I think a lot of people are so intimidated by door knocking and really it is such a great source of listings. Most people already have a script, but check this out anyway you might add a sentence or two to yours… ENTER YOUR EMAIL ADDRESS ABOVE TO DOWNLOAD YOUR SCRIPT…

Thanks for watching today and please leave a comment below and let me know what you think of the SCRIPT. How does it differ to the one you use? Which will you put in place?

hai i have door knoking script and tele marketing script in real estate field

  2. Really enjoyed the door-knocking script. One question: if they do give you a price range for their house, how do you respond?

    • Michael says:

The response that I used for many years that worked for me was: “That’s good. Thanks for that. I suppose you would like me to have a look at your house to see how that price compares with what I believe my buyers will pay in the current market wouldn’t you?”

  3. Barbara says:

Thank you for the script – I will give it a try!

  4. Karin says:

Is fantastic script, home owners are always reject when you ask only for business, there are more with the conversation. thanks for sharing your skills.

    • Michael says:

Thanks for your comment Karin – yes I agree I have had a lot more response from this script than from others where there is no room for conversation. — Michael

will the scripts and your program work here in the states..i live in the san francisco california area. sellers tend to be more savy here..

    • Michael says:

Hi Tony thanks for your comment and my apologies for the delay in my response. I think due to the amount of information (or misinformation) that is available on the internet, sellers feel more empowered in the process which can be a help or a hindrance.

I have had feedback from people all over the world in a lot of different markets that this particular script works (https://www.youtube.com/watch?v=TntCW–8lmI – see comments) but feel free to try it out on a neighbourhood and check back in and let us know how you go. Have a great day! — Michael

Thanks for the great video Michael! I use pretty much the exact same verbiage since 1977 when I door knock! I also posted a video about my 2-step listing approach that you might like. I’d love to hear your feedback should you decide to watch it. You’ll find it here: https://www.youtube.com/watch?v=F-KHrpXByYY

    Good evening Michael,
I am new to the industry and loving it. I already have had about 3 doors slammed in my face. didn’t affect me I have tough skin. I was wondering isn’t it to pushy to confronting for the other person? or is that how you have to be to become a successful agent?

    • Michael says:

Hi Ken, First of all I would like to welcome you to this wonderful world of real estate. When you are door knocking you will meet some really nice people and then you will meet some people who would boo Santa. It sounds as though you have come across a few of these. The worst one I ever had spat in my face. Have you read OG Mandino’s “The Greatest Salesman in the World”? The scrolls near the end help with the mindset needed to persist until we succeed and that’s what it takes to be a world class salesperson in Real estate. Wishing you every success on your journey and if you feel I can be of assistance feel free to email my team at support@michaelkies.com.au and they can arrange a quick 15 minute catch up. — Michael

  14. Diana says:

What do you do if you’ve barely said hello and they’re already shutting the door? I was door knocking expired listings. What do you say to ones who changed their minds about selling that’s why they didn’t re-list.
