How to get buyers to make a decision in real estate sales…

Why is it so hard to get buyers to make a decision right now in real estate sales…

I have been receiving many calls lately regarding making sales in a tough market, and more specifically around getting buyers to make a decision.

Here are three examples:

  • I am taking buyers out but they are not buying…
  • I have only made one sale this month and I usually sell eight per month. How do I get buyers to make a decision?
  • How can I improve my marketing to attract more buyers?

buyers to make a decisionI think the reason I am having so many people call me is that I thrived in a tough market that lasted 12 years.

The only change was a 20% drop in year five, which just happened to be my best year ever.

So why could I thrive in a tough market and others were leaving the industry and saying it was impossible to make sales?

Because they didn’t want to work on the right actions and bought into their own excuses, which sent them broke.

The same solution that worked for me back then works today.

Katie’s Story

Katie called me saying she was thinking that maybe real estate wasn’t for her, even though she’s had a very successful career in better times.

We spoke for about one hour and I gave her some specific things to do.

She took my advice and implemented 40% of what I suggested and she has made one sale and has another sale cooking, all in 7 days after having made only one sale in the five weeks prior.

She said that it is amazing as buyers are now chasing her. She is now finding it easy to get buyers to make a decision.

They spend a lot of time with buyers, making few sales, becoming exhausted and then they start looking for the magic bullet to get buyers to make a decision

The right thing to focus on is getting more listings and then pampering those sellers – that’s the 80/20 rule. 80% of your time on sellers and 20% of your time with buyers.

You can go from zero to hero within 7 days by doing the following:

  1. Focus on the right actions.
  2. Forget about what you think is a good price for a property and keep reducing until it’s sold.
  3. Sell – lead buyers to make the decision that’s right for them.

This is all you need to do in this market and I guarantee you will do the same as all the people I am coaching now who are making two sales per week.

I guarantee the people who are working closely with me will make more sales in tough times than they ever did in boom times, while their competitors are wondering what happened.
