Recently an agent mentioned that it was quiet in real estate sales in his area and the thought horrified me.
Do you think it’s quiet in real estate sales in your area at the moment?
Well many salespeople will think THEIR MARKET is quiet, when in actual fact IT IS THEY who are quiet. Stay quiet for too long and you will never succeed.
The people who thrive in this market are the people who hustle and make things happen.
The person I spoke to that said things were quiet didn’t expect my response – I said “the reason you are quiet at the moment is that you have not been working at the right actions to get busy.”
One day one of my salespeople said to me that prospecting doesn’t work. I called the next person she was going to call and got two listings from one phone call.
So when you are quiet you must do the following to move towards action:
Find out how many sales have settled in your area in the last 12 months and multiply this number by your average fee.
Once you have the total, multiply it by 30%.
This is YOUR POTENTIAL – how exciting is that?
When you see what your true potential is, you get motivated.
There are days when you just don’t feel like meeting people; the problem is that if you have too many of these days in a row, you will be very quiet.
The solution is simple, override your feelings of self-doubt and fear and talk to more people.
Speak to 100 people per day for 5 consecutive days and you will be off to a flying start with 3 immediate sellers.
I did it recently with a team and I personally spoke to 569 people in 5 days; this created 6 listings.
How would an extra 6 listings from a weeks work make you feel right now?
You have to do the hard yards to reap the rewards.
The golden years of real estate is when you become so busy with referral business, that you don’t have time to prospect.
You do this by being the best at prospecting, listing, reducing and selling. Remember it takes years to build a great reputation and only seconds to destroy it.
Never take any short-cuts; always go the extra mile and do whatever it takes to make every client a client for life.
Recently I was waiting to see my doctor and a lady came in and tried to make a new appointment for her husband to see her doctor.
The receptionist said that the doctor is not taking on any new patients. No matter how much this lady pleaded she couldn’t get her husband in to see her doctor, his schedule was simply full.
I thought how good would it be in real estate if you had a waiting list of people wanting to sell their house through you?
This can happen if you are prepared to work hard at the right actions.
