Three steps to choosing the right mentor in real estate sales

Three steps to choosing the right mentor in real estate sales…

Choosing a mentor in real estate sales can be tough… these days they are a dime a dozen and it can be hard to differentiate between those who can walk the talk and those who are all talk.

To help illustrate how monumental an impact a mentor can have on your life, I am going to share my story.

Ever sat at your desk trying to come up with a plan to find your next listing? Well picture this… picture yourself sitting at your desk.

  • Imagine you hadn’t made a sale for 7 weeks.
  • Imagine you had to go home to your family after another long day with nothing to show for it.
  • Imagine you have no idea where your next listing or sale is coming from.

This was my story.

After a period of of self-pity I decided I needed a mentor in real estate sales, but I had no idea where to look or who to trust.

  • Picture this, I learned how to close buyers and the next 19 buyers in a row said yes to buying the house – this was in a bad market when everybody said this couldn’t be done.
  • Picture every buyer appointment you go to resulting in a sale.
  • Picture a 12 year period following where you average 11 sales and 12 listings per month – all derived from the advice of one mentor.
  • Picture going from broke, to booking an international family holiday to Disneyland, after selling 19 houses in a month.

The problem is every mentor in real estate sales tells you they have the solution to beat a tough market.

So how do you choose a mentor in real estate sales that will seriously move the needle for you, not the one who will just take more and more of your money for no return?

Here are characteristics to look for in the right mentor:

1. Track record in results

Always ask about their results. My mentor sold a house a day for over 300 days. He had a fee of 10%.

If you are looking at your mentor’s figures and you are not insanely impressed… move on.

2. Have they sold real estate?

Always check if they have sold real estate – this might seem surprising but there are many mentors around who have not done so.

  • If they have not sold real estate, how can they help with tough vendors or buyers?
  • If they have not sold real estate, how can they really understand the internal battle for motivation to do the tough things every day that are needed for success?
  • If they have not sold real estate, how can they show you the way to consistently high sales figures?

Just because someone has been successful in real estate, it doesn’t mean they can help others achieve success.

There is a lot of training needed to train other people.

I love helping people, especially when they are nice – Jack who operates out of Melbourne is a really nice bloke.

He told me that he can attribute an extra 22 sold listings to my training over a one year period.

He is doing great things.

So make sure that you get your advice from someone who has a good track record of results, someone who has sold real estate, and someone who has a good track record of helping people.

The problem is that most people call on a mentor when they really need help; I mean just before they leave the industry or close their business.

At the very final moment.

If they call on the wrong person it can be like being in position to kick the goal to win a grand final after the siren, and missing. They lose, and it is penciled in the history books forever. The result is very final.

Choosing the right mentor, means they kick that goal, win the game and have the ability to turn this into a winning streak. In my case the winning streak started with 19 individual house sales just 30 days after a sales slump.
