This week I share a plan for structuring the next 21 days to increase results by a minimum of an extra three listings.
We often look at our targets and think they are unreachable because we look at them too far into the future. We don’t periodise our time, we ignore the fact that we must look at our time in 21 day blocks, and what’s worse is that most agents will find it tough to pull results out when they really need it.
Sometimes agents will even refuse to prospect when they have a zero on the board.
This is often not the agents fault, it is a matter of strategy. If prospecting is daunting, you’re doing it wrong.
1. Results producing routine
One of the biggest mistakes salespeople make is not sticking to a results producing routine.Let me share with you what I believe to be a good results producing routine to stick to every day you work:
– Start at 8am and study for 30 minutes.
– Prospect for 3 hours per day and speak to at least 40 people.
– Have a least one good listing appointment per day.
– Review your listings and if something has had no real interest for 21 days then make the appointment to meet with the owner to reduce the price, which will get them happily moved.
Your results producing routine will make you focus on the right actions.
2. Speak to 500 people in the first five days about the possibility of selling their property
Do this for 5 of the 21 days and you will be pleasantly surprised as to how your life and routine will change.
You will find 3 immediate sellers in this 5 day period with 8 future sellers who will be selling within 6 months.
There are three D’s you need to do this:
1. Desire to be the best you can be.
2. Discipline – make the decision to do it and ignore all the distractions that will try and derail you.
3. Determination – When you are determined to succeed you will let nothing stand in your way.
3. Decide to make every day better than yesterday
The way to do this is to never complain or explain. Take total responsibility and follow your daily plan for 21 days. This will then become a habit..
Do the actions and the results will come.
There are only 5 things you need to have to be successful in a real estate career and the first one is also the one that requires total commitment and that is to prospect to find listings every day, and when you have done this by following your plan you will enter the golden years of real estate within 2 years.
So put in the effort for two short years to set you up for the rest of your life.
