There are 2 main scenarios I see when working with the members in my Mastermind and they are:
– Too much buyer enquiry, not enough listings in real estate sales.
– Or too many listings, not enough buyer enquiry.
Let’s deal with the first problem:
One guy who came to Success in Real Estate went out and prospected and found 4 listings in real estate sales that all went live on one weekend. From this he received 115 buyer enquiries.
He posted in the Success in Real Estate Facebook group asking how to deal with that amount of buyer enquiry. I gave him my listing generator tool, which I share in my listing generator webinar. A month ago he had bought in 17 listings in real estate sales from these 115 buyer enquiries.
I haven’t checked in lately but I am sure it is still compounding. See this is actually not a problem, it is a blessing.
Key 1: Make sure you get the listing before they start “interviewing agents”
Key 2: Use their listing to generate more buyer enquiry, which turns into more listings, which turns into more buyer enquiry, which turns into more listings in real estate sales, etc etc. It works a bit like compound interest, except it’s likely that your fee is higher than your rate of compound interest.
Key 3: In many areas all you need are your buyers to generate your business. I share exactly how to do this in my listing generator webinar.
Now let’s deal with problem number 2: too many listings, not enough buyer enquiry.
Key 1: You must still focus on finding the listings so that when the odd buyer does come you have all the stock. It’s like a magnet, if you have the properties, the buyers will be drawn to you.
Key 2: You must have a trigger for price reductions. Don’t leave it to the never never, or when it feels right, because this can mean that it is put off indefinitely, the vendor withdraws because they can’t see anything happening with their property, they list with the agent down the road who reduces it and sells it straight away, and ends up looking like a hero.
Key 3: At 21 days, you must assess if you have had any meaningful enquiry. Then if you haven’t book in to go and see the vendor and reduce it. Have the discipline to do this. I run through the full mechanics of real estate in my listings generator webinar.
