Today I want to talk with you about the limiting skill that holds real estate agents back from success. If you get your skill levels to mastery you can double your sales figures in the next 12 months.
Many agents struggle to survive because they have a mindset that they know everything; this then turns into 1-2 sales per month, and the survival phase of real estate sales.
Get your skill levels right and you become fanatical about your results and you can start to make between 5 or 6 sales per month.
Ask yourself – “How am I at…”:
1. Prospecting
2. Marketing
3. Listing
4. Reducing
5. Selling
6. Referrals
Rate yourself on each of those things. The lowest score is your limiting skill factor…
Now that you have identified this, focus on increasing your ability in this area. I can tell you from personal experience that focusing on strengthening your weaknesses can help you to double your sales figures in a 12 month period. There was a time where I hadn’t sold a house for 7 weeks. I improved on 2 skills specifically and the next month I sold 19 individual houses and to my surprise my figures doubled over the next 12 months. It can happen so quickly just by identifying the problem and fixing it.
The top 10% of salespeople are fanatical about improving their skill levels (they are always looking for better ways to do things) so that they can win the next listing, put the next sale together, and they can improve time and time again.
There are 3 skill levels we need to build on:
1. Building great relationships – if you can’t build relationships you won’t list any properties
2. Negotiation – be known to get the highest prices for the seller so they tell all their friends and generate referrals
3. Leading and closing – if a seller likes and trusts 3 individual agents, they will list with the agent who can lead them to make the decision that is right for them.
It’s like an eagle, when it is young it is pushed from the nest by it’s mother and it will either fly or die. In real estate it’s the same thing, we soar with the eagles if we get our skill levels to mastery. No matter what situation we are in we must be able to help people to make the decision that is right for them.
