Last week I shared how one of my clients, Murray, made six sales in December and this week he let me know that he has had his best January ever by making 6 sales.
Murray operates in the Sydney market where people are noticing how “tough” the market is and they are making fewer sales than they did last year.
Some agents are struggling.
The salespeople who do what Murray is doing can have the same great results despite the market and have boom times, especially in a slowing market.
My prediction is that Murray will make 8 sales per month in 2019 by following my suggestions.
So what has Murray been doing differently this year compared to what he was doing this time last year?
1. He asked for help.
It takes a big person to ask for help but that’s exactly what Murray did when he reached out to me. The next step is actually taking and following my advice.
2. Understand that it is harder to be a poor performer than a high performer.
Recently Murray said, “The days go so quickly and I feel energised at the end of the day.” He has come to realisation that real estate is much easier when you are getting results and punishing when you are not. If you have had a day when the time has dragged, then you need to do what Murray is doing and get more listings and make more sales.
3. He has followed a plan.
So how has Murray made December and January (which traditionally are known as quiet months) his best months in the last 12 months?
He has followed the plan I gave him in November last year and worked diligently with a can-do attitude. The results are flowing in.
Recently he had an open inspection with 22 couples in attendance in Sydney, which has been sold within 7 days of coming on the market.
Not having a proven person who averaged 11 sales per month in a tough market to mentor you is like being a professional tennis player without a coach.
Even Serena Williams still has a coach.
